Cozy Living Texas was established out of resilience. When our owner couldn't find much support in the Real Estate Investing sector being successful was challenging. Cold calling and building relationships were key to developing lasting relationships from reliable sources. Financially, there were hurdles along the way with getting started due to the scarcity of deals that would work and having the timing to move on the ones that did while consistently being beat out by other investors.
This is how Cozy Living Texas was created; to support other investors and builders that may be just starting to grow. You'll see why what we can offer to support our building partners along the way.
When you consider if a deal will work, you'll need to calculate your initial investment costs, overall production costs, closing costs and profit gains. We develop our opportunities with all of these things in mind.
When seeking lots to build on, soft costs can be a huge hurdle. Our lots are offered ready to build on. This means that utilities and water will be accessible to your lot and ready for your crew to start building. Plans are preselected for minimal effort and cost savings are built-in to your lot.
When building in our community, we will supply a building inspector and you'll work directly with our owner as the project manager. This will supply minimal delays, efficiency, safety, and accuracy of processes along the way to minimize any delays that you may have.
Because you're building on behalf of Cozy Living, we have vendors that we've secured discounts and preferred delivery with. You are allowed to use your own established builders however, our vendor relationships are available if you need them.
One of the largest hurdles when building a new construction home in a mixed market and mixed development is the ability to sell your product. If you look on MLS, you can see tons of newly constructed homes that are sitting which increases the builders costs along the way. We have a promotional package, first time home buyers assistance, closing cost support, along with community impact plan that increases the ability for you to sell your home prior to completion which is ALWAYS the goal.
We take pride in partnering with builders that are seeking continued opportunities for Build to Rent or Build to Sale. We will have multiple opportunities that will develop along the way and we will have investors ready to partner with you as their builder.
