The Strategy

Cozy Living’s strategy focuses on marketing to both:

  1. Investors (Builders): Builders purchase the lots during the development phase. These builders have already pledged their interest and are ready to secure their selected lots with a $5,000 reservation fee, which also serves as their earnest money deposit.
  2. End Buyers: Once construction is completed, the lots are marketed to individual end buyers, ensuring quick turnov ers and streamlined cash flow.

  • Builders select their desired lots during the sub-plat phase and immediately secure them with a $5,000 reservation fee.
  • For example, with 20 lots secured at $5,000 each, Cozy Living generates $200,000 upfront.
  • These funds are directly allocated to cover production costs, including engineering plans and road development, minimizing upfront financial risks.
  • Pre-sales ensure that the lots are sold ahead of time, reducing financial exposure and enabling the company to return investment dividends promptly.
